我说的是投资价值，不是消费价值。

投资价值是相对的，是相对融资成本（中行利率）和机会成本（通货膨胀）而言。

消费价值是绝对的，但是无法量化，例如一家人安逸生活的enjoyment是不能用钱来量
化的。

如何判断现在房子投资价值？

我觉得在美国，根据现在的利率和通胀，

房子的投资价值 = 12年* (年租金 - 年地税 - HOA）

如果想买一个房子，如果同类房子在这个地区的房租是每月1000美元，地产税是2000一
年，那么这个房子的投资价值是12万。如果有每月200的HOA，那么投资价值会减少3万
左右。

如果央行利息开始上升，12年要向下调。如果通胀上升，12年要向上跳。

当然，大陆人都喜欢另一个模式判断房子投资价值的模型，就是看有没有愿意出更高价
格买房子的傻瓜来接手。
