付清或不付清房贷

 

I use this method to determine whether paying down the mortgage or not.

Let's say the mortgage rate is 4% for 30 years.  The question is whether you can make more than 4% annual return on your investment.  If the answer is YES, then don't pay down your mortgage.
Let's say your investment return is 6%, then 4% goes to the mortgage and you have 2% gain after that.  Actually, your mortgage rate could be lower if you have itemized your tax return, so your effective mortgage rate could be around 3%.  With current inflation rate around 2%, you are paying the mortgage with the depreciated dollar.

At today's economy and market condition, I will not pay down the mortgage since I can make more in the market.

I could think of one scenario that I will say to pay down your primary residence's mortgage. 

If you have rental properties and they generate steady rental income gain year over year, then you might want to think about using the equity in your rental properties to upgrade your primary residence or pay down the mortgage on your primary residence. This way, your rental gain will be lower or gone, so does the tax。  In the meantime, you are cumulating more equity in your primary residence.  In the future, if you can use the money to buy more rental properties, you can do a cash-out refinance on your primary residence with a better rate.  If you use the money to upgrade your primary residence, that will increase the value of the property, the current tax code treats your primary residence gain favorably upon selling the property.

Remember, never use your equity in primary residence or rental properties to gamble in the stock market since you are trading your low risk money to put into high risk market.

  1. you can’t eat equity, equity is dead money, your equity just sits there and do nothing, mortgage with larger balance is a good way to hedge massive inflation in the near future.

  2. 个人意见:如果你闲钱很多,又不投资,emergency fund足够,那么这些闲钱都是死的,房贷一直都有利息,早点payoff就是赚到。

    如果你是硬撑着去payoff,或者你想拿来payoff的资金的收益是比房贷的利息更多的话,提前payoff就没有什么意义了。

  3. 有两个选择:第一个选择,可以先卖房,再买房。操作的时候也不一定需要租房,可以在卖房合同里加contingency说现住的房子funding了以后才能close新房。或者是现住的房子合同里写明需要多长时间的rent back. 不好的是,像加州这些抢房地区这样做不一定能很顺利的买到想买的房子。
    第二个选择,可以只付20% down payment先把房买了,再卖房。那么,新房的贷款一定要确定提前还款没有penalty,另外如果你找的loan agent做的,他们可能会要求你在close后的头几个月不能多还,过了头几个月,你付清都没问题。缺点就是,你多付了头几个月的利息,而且头几个月几乎大部分还的是利息,以及你monthly payment已经固定了,会比你直接做一笔小一点的贷款的monthly payment高。因为你相当于是缩短了年限,但是贷了一样多的钱。

  4. 光说结论的话,提前还principal当然利息会减少, 而且越早还利息越少。

  5. 这个不能光从数字上看,还要看个人的承受风险能力,还有投资规划,虽然现在提前还省了些利息,但这些利息在通货膨胀后的几十年也没现在购买力。还是综合考虑一下,另外有些贷款机构允许一定比例本金提前还,还完了有需要的时候可以再拿出来。

  6. 你要考虑time value of money,二十年之后的一千块钱大概只相当于现在三四百那么多,还有一个就是钱是可以生钱的,你如果投资得当,二十年之后可能翻了两倍了,所以你自己算到底哪个划算吧,特别不理解手里有余钱就着急还贷款的

  7. 我自己的自住房8年就还清了。然后就开始无债一身轻的投资。买了好几个投资房。投资房就不着急还了,贷的时间越长越好,现金流越大越好,反正租户还着。我就是觉得自己房子还清了,不论投资赚不赚钱,自己都不用太担心,最起码孩子能有保障,所以就先吧自主的还清了。现在投资起来就更胆大,底气更足

  8. 不会投资的,手里有闲钱的,工作不是太稳定的,还是提前把房贷还了,借款5%的利息,不是小数。
    我是提前还了房贷的,然后炒股赔的一踏糊涂,还不如放银行呢。
    很多网友说不还款投资的,投资很容易钱生钱的,到我这儿就不适用。所以自家情况自己估计,提前还款肯定能省利息是真的。

    有fidelity的账号,买sp500基金很多的,etf买IVV没手续费,工薪族两周发paycheck就买,涨也买,跌也买。不缺钱,就死捂不放手。
    历史上,长期会有10%的年收益,这还不算2%的分红。09年开始的这十年大牛市是平均15%的年收益+2%的分红。
    个人看好到2030年没问题。买了一定要死捂才行。

  10. 假如你提前还了1万块贷款,利率3%,那你每年可以省300块利息。这笔投资好处是完全没有风险,坏处是收益低,而且收益锁进了房产净值里,如果不卖房/不refinance,是拿不出来的。

  11. 如果房貸還沒還清買投資房的話不是不行但你一定要有穩定的工作而且手上留一些現金防止當你的房沒有人租的時候你可以有流動資金去供有時候黑起來可以2個月都租不出去😂那時候你要供兩個房

  12. 我提前还了本金因为在贷款初期每月还款大部分都付了利息等到后面每月还款都付本金的时候我就不打算提前还了

  14. 资金有机会成本,如果多还的那部分用去其它投资,收益比房贷利率更高,那就不要提前还。再加上通货膨胀的因素,2-3%的房贷利率很可能跟以后几年的通货膨胀率持平。持有贷款就是抵御通胀的好方法。普通人除了房贷,几乎不可能获得如此低利率的贷款。

    但是从心理因素角度,有无债一身轻的说法。如果没有房贷,银行就永远不可能把房子收走。看心理因素对你多重要了。

  15. 说贷款利息低其他投资能beat的,知道前15年你还的绝大部分是利息么?你的还款不是straight line的。等你要换房或者卖房的时候就能看出来了。银行不傻。。。

  16. 房产作为投资品,最大的原因就在于他可以撬动一个五倍的杠杆。所以除非你真的手上cash很多,又不想每个月还很多贷款,或者就是喜欢“proud of ownership”。真的没必要提前还,现在的利息又是最低的时候,更应该尽可能多贷。拿到钱老老实实买SPY500,差不多能抵消那点多收的税。
    不知道楼主在哪儿,加州的话,州税是可以抵扣100万贷款的利息的。
