卖房策略—— 售前装修很重要 ---ZT

前些时,本地华人网络中一篇叫《我的加拿大农民生活》的小说甚是热点。那位“潜伏”在你我之中的才子在小说中这样说到:

“买房子这档子事其实和找老公的过程差不多。但凡长得困难点的姑娘,一般找老公的条件也比较实惠。所以大都能相夫教子地踏踏实实过日子。长得漂亮的也没大问题,因为有大把的选择。最难办的是有些中不溜秋不上不下但是又心比天高的女同志们了,高不成低不就的眨眨眼就大龄了。买房子也是一个道理。你永远不可能找到百分之一百满意的房子的。只要能满足最主要的要求就可以了。”

相亲找对象,要打扮得漂亮点,这卖房找买主,又何偿不是如此?所以说售前装修很重要,适当的装修布置能使房屋卖得快而且价格好。售前装修可以从功能、维护、装饰等几个方面进行。

一 房屋功能方面的装修:

屋顶太旧漏雨,暖气炉太老不能正常工作,地库潮湿渗水,上下水管漏水,电路明显不够负荷,门窗老化密封不严。这些是房屋功能性方面的问题,会严重影响到房屋的出售和价格,一定要进行修缮。装修的结果可以保持和恢复房屋的市场价值,卖出时能收回投入的成本,但不要期望有太多的利润,因此,在这方面采用标准的装修即可。

二 房屋维护方面的修饰:

室外:冬天门前及时铲雪,夏天修剪草坪清理杂草,秋天清扫树叶,春天种养花草。修补门前车道的裂缝,修复破损的台阶,清理前门外窗剥落的油漆,清除屋沿落水管中的树叶,在房屋基础外墙边垫高铺碎石,修补内外墙裂纹。

室内:修补破损墙壁,清理地毯污渍,修理滴水的龙头,钉好松动的踢脚线,拧紧摇晃的扶手,换下烧坏的灯泡,调整变形的橱柜门。将厨房和卫生间油渍污迹彻底清除,打理得窗明几净。

房屋维护方面的修饰花钱不多,但花时间多。修饰后的房屋会给买家带来这样第一印象:这个房屋保养得不错的。有了好的第一印象,买家会将房屋看的更仔细些,会从正面来寻求房屋的更多优点。而这些优点,在将来的买卖合同谈判中,给卖家带来利益是不可简单地量化的。

三 房屋的装饰:

房屋的装饰属于锦上添花的工作。粉刷墙壁,买几幅漂亮的画挂上,撤掉一些不必要的家具和摆设,清理储柜,在向阳的窗前摆上些绿色植物,餐桌上再放一盆鲜花,重新布置和整理房间,让房间显得更宽敞,同时突出某种格调和品位。买家看房时十有八九会情不自禁地被这些装饰吸引,增加对房屋的好感。

房屋的功能正常,市场价值就有保障,买家对房屋有了好的第一印象,看房过程中又增加了对房屋的好感,这房子还愁卖不掉?当然不愁!但这合适的买家哪里来?且看下回《卖房定价是根本》。
